Each property will have a customized Marketing Plan

The following is provided as a minimum.

Plan of Attack

  • Put Listing in Multiple Listing Services
  • Create High Impact Brochures for Property with complete photo spread, Maps and area information

        B.) Brochure Box on Sign

  • Install yard sign
  • Install lock box on property (If appropriate)
  • Measure property (Appraiser will measure for difficult Floor plans)
  • Put home on Contra Costa broker tour
  • Hold open house as needed and until sold! (We hold our own opens)
  • Advertise in Newspaper, Homes Illustrated and other local and regional magazines as needed
  • Advertise locally and nationally on the Internet via my web sites (about 86), RE/MAX national, Contra Costa, Alameda MLS sites and Click Tour (virtual tour site). I also build a professional web site including every room and complete exterior and neighborhood (see example at www.fredsplace.com)
  • Buyer's home book
  • Mail fact sheet to other top agents and offices
  • Mail fact sheet to past clients and sphere of influence list
  • Relocation network and RE/MAX International Relocation for maximum exposure to out-of-state and out-of-country buyers
  • Zone market by telephone or door-to-door ("Looking for your new neighbor") announcing the new listing
  • Active vs. Passive Marketing techniques

        A.) Target marketing of property
        B.) Ongoing telephone marketing campaign

  • Provide staging information and videos to help create the best first impression and positive impact possible
  • Provide update of market as new listings and under contracts occur in neighborhood
  • Provide weekly/daily (as needed) feedback to Seller's by phone, through mail and E-mail
  • Pre-Qualify buyer's when possible
  • Coordinate with other professionals involved in the Sale
  • Handle all negotiations and details of offer and contract
  • Facilitate Home Warranty
  • Review closing documents, attend closing, deliver check to Seller and most important I continue past closing with follow-up as needed
